Check-in and Check-out Procedures

  • Check in is after 4pm and Checkout is by 10am
  • Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
  • Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.

Property Access

  • While enjoying your stay at this home, you have access to most amenities inside of Eagles Nest. Amenities available to you include:
    • Great Camp: BBQ Pavilion, Amphitheater (location of summer concerts from May to the end of November), The Great Lawn, Playground, Hiking Trails, Ropes Course and Climbing Tower (seasonal), Mini-Golf Course, 24/7 General Store
    • North Pavilion: Ball Field, Sportsmans Lodge (unlocked portion only), Sports Court (Basketball and Pickleball), Dog Park, Walking Trail, Sportsman's Grille (Wed-Sun. Hours vary), Fire Pit, Woodland Trail System (ATV Trails, Hiking, Biking)
    • Camp (BYO Equipment): Tennis Courts, Pickleball, Frisbee Golf, Archery (Restrooms and Pavilion coming soon!)
    • Vineyard (0.1 mile away): Food and Wine served, Eagles Nest Winery day passes are available onsite for $25.00 each, HOURS: Thur & Fri 4p-10p. Sat & Sun 1p-7p
  • Please note all visitors on premise at the Winery must be 16 years or older. This is strictly enforced.
  • Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. That is for member use only.

Policies and Rules

  • No smoking inside the home. No trace of smoking left outside the home.
  • No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
  • No events allowed.
  • Minimum age: 25 years.
  • Children allowed.
  • This home allows one dog for an additional rent of $25 per night plus taxes. Pets other than dogs are not permitted.
  • Guests are not allowed to bring their own ATV's. For information about ATV rentals please visit: Off Road Adventures website.
  • All Eagles Nest homes have an additional amenity fee to maintain the luxurious amenities.
  • 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.

Fees and Payments

  • Eagles Nest Winery day passes are available onsite for $25.00 each
  • This home allows one dog for an additional rent of $25 per night plus taxes. Pets other than dogs are not permitted.
  • Firewood may be purchased at the time of booking or with a week's notice for $25 per night plus taxes. This provides two wrapped bundles of wood and a firestarter per nightly bundle.
  • The summer concerts are open to all guests however there may be an admission fee for each person and a cash bar for food and drinks.
  • All Eagles Nest homes have an additional amenity fee to maintain the luxurious amenities.

Parking Information

  • 4WD required for winter months, and chains may also be necessary in times of snow or ice.
  • Free parking is available at the property.

Utilities and Amenities Access

  • Please note that all Eagles Nest homes have internet, but some areas of travel may not have cell reception.
  • All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. Towels and linens will be provided.
  • A hair dryer is provided.
  • A clothes washing machine and clothes dryer are available.
  • An ironing board and iron are provided.
  • A dishwasher, toaster, and oven are available in the kitchen.
  • A patio is available as part of the outdoor space.
  • A hot tub is available at the property.
  • A smoke alarm and carbon monoxide detector are present for your safety.

Safety and Emergency Information

  • This homeowner uses three exterior security cameras to monitor the property and ensure it remains safe. One is above the left side garage door pointing at the driveway. One is a front door ring cam pointing at front steps. The third is mounted on the right side of house pointing at the driveway.

Construction and Noise

  • The Vineyard Village area has homes under active construction. Construction may be ongoing Mon-Sat, 7am-7pm (Updated: April 23,2024)
  • Eagles Nest is an up-and-coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.

Other Important Notes

  • Guests are responsible for supplying all their own recreational equipment (basketballs, soccer balls, tennis equipment etc.)
  • All linens and towels provided.
  • All Eagles Nest homes have an additional amenity fee to maintain the luxurious amenities.

Cancellation Policy

  • Bookings canceled 30+ days before arrival will receive a refund of the deposit.
  • Bookings canceled between 15-29 days before arrival will receive a refund of half of the deposit.
  • Bookings canceled within 14 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.
  • All bookings are subject to a $50 cancellation fee.
